Verdict: Banyan Tree Samui scores 7.8 out of 10
Banyan Tree Samui scores 7.8 out of 10 in the Samui69 file. It is an 88-villa, 5-star resort on a hillside above a private bay in Maret, south of Lamai, and it suits couples, honeymooners, spa-minded guests and anyone who wants privacy and sea views. It is a poor match for guests with reduced mobility, food-focused travellers who want many venues, pet owners and anyone who wants a walkable beach town: access scores 5.5, bar 5.2 and beach 6.3. Villas started around 18,600 THB (~531 USD) a night in the sources checked on 30 September 2026.
Method: 190 guest reviews read one by one, all on Tripadvisor and about 80% from the last 18 months. The aggregate scores of HolidayCheck, Booking.com and Agoda were read as totals only, not review by review. Checked 30 September 2026. Every judgement below is what guests report or what the file shows.
What does the brochure say?
The resort opened in July 2010 and has 88 pool villas spread over about 38 acres of cliff and jungle above a horseshoe-shaped private bay. Published sizes run from Deluxe pool villas of about 130 sqm up to the Grand Sanctuary at about 320 sqm. On paper the hotel offers a private pool in every villa, a main pool with a pool bar, the Saffron Thai restaurant, the Sands beach restaurant, a spa with a Rainforest hydrotherapy experience, a fitness centre, a kids club, free non-motorised watersports and a 24-hour buggy service. Wedding packages are sold too.
The hotel website could not be fetched during research, so facts come from third parties and guest reviews. The hotel claims EarthCheck Gold certification and a coral regeneration programme with a resident marine biologist. Pets are not allowed. Parking is free on site with valet available. The address is 99/9 Moo 4, Maret (coordinates 9.4729, 100.0691), about 19 km from the airport. No dated renovation was found.
What do guests actually report?
Platform scores are high. Tripadvisor shows 4.8 out of 5 from 3,220 reviews and ranks the resort first of 52 in Lamai Beach; its lowest subscore is value at 4.5. HolidayCheck shows 6.0 out of 6 from 72 reviews with 100% recommending. Booking.com gives 9.4 out of 10 from 466 reviews and Agoda 9.2 from 1,262.
The 190-review sample gives the category detail behind the 7.8:
| Category | Mentions (+ / -) | Score |
|---|---|---|
| Staff and service | 135 / 12 | 9.6 |
| Views | 45 / 2 | 9.3 |
| Spa and massage | 55 / 3 | 9.3 |
| Restaurants | 50 / 38 | 6.6 |
| Beach | 40 / 13 | 6.3 |
| Value for money | 18 / 22 | 6.8 |
| Accessibility | 4 / 14 | 5.5 |
Staff praise is the loudest signal in the file. Dozens of reviews name a personal villa host, among them Dada, Beauty, Mint, Abby and Tak, as the reason for the stay. The file also shows the weak spots: dining, the beach and the hillside. The overall 7.8 sits below the 4.8 out of 5 headline because the score weighs restaurants, bar, location, access and value, where the complaints gather.
What are the pool villas like?
Rooms score 8.6 with 55 positive and 14 negative mentions. Every room is a pool villa, so the question is size and finish. Guests describe huge villas with terraces, private pools and strong privacy. The negatives are small in number: a minority find decor dated, one guest calls it tacky, and the enfilade layout (rooms in a row) is impractical for some. A Deluxe pool villa is the entry level; guests who write about the Grand Sanctuary and other larger categories are the most enthusiastic.
Sleep is a strength: Tripadvisor rates sleep 4.9 out of 5, with 14 positive and 3 negative comments, mostly about comfortable beds and bespoke pillows. Isolated reports cover noisy AC and aircraft. Bathrooms score 8.3: spacious, with whirlpools in many villas, though two reports mention peeling paint in a whirlpool and an occasional cockroach. Cleanliness scores 9.4 (50 positive, 8 negative) and twice-daily housekeeping is praised.
Condition is the soft spot at 7.4. The resort is 16 years old, well maintained by most accounts, but 22 mentions describe dated details and peeling paint. One 3-star review calls for urgent renovation, and an older report mentions rusting gym equipment. Family villas exist, and kids score 8.2, but several parents flag pool doors as a risk for toddlers.
How good are the pools and the bay?
The pool score is 9.0, with 40 positive and 7 negative mentions. The reason is the private pool in each villa: guests praise the heated private pools. The main pool and pool bar draw more complaints. Guests report it cold or closed at times, and two guests say it was closed in September 2026. Private pools are the fallback.
The bay is the mixed part. Views score 9.3 and are the best-rated feature in the file: guests write about bay views and sunrise over the pool. The beach score is 6.3 (40 positive, 13 negative). The bay is private, with free kayaks, paddle boards and snorkel gear, and some guests call it the best beach on Samui. About 8 describe a stony entry, slippery rocks, sea lice and mostly dead coral, and one 1-star review mentions green algae. Swimming depends on the tide. For open sand nearby, see the Lamai beach guide and Coral Cove.
Grounds score 7.6: lush, but steep. The buggy service runs 24 hours and guests report waits of 5 to 15 minutes. One guest reports a 20-minute walk to breakfast. Quiet scores 8.2 with 20 positive and 8 negative mentions: secluded and calm, with some villas near busy cart paths and two mentions of aircraft noise.
What are the food, drink and spa like?
Breakfast scores 8.2 (50 positive, 14 negative). It is a buffet plus a la carte, reported as wide and fresh, busy from 8:30 to 9:30, and slow or hit and miss on some mornings. A few guests note limited vegan choice, and one 3-star review calls breakfast a nightmare.
Dinner is the weak side. The restaurant score is 6.6, with 50 positive and 38 negative mentions. The top dining complaint is that there are only two main restaurants: Saffron (Thai) and Sands (beach). About 15 guests say this is limiting on stays of four nights or more. Several say seafood and fresh fish are lacking and that the wine list is expensive. Saffron is praised by many, including its tasting menu and cooking class, but others call the fine dining inconsistent. Private beach dinners and in-villa BBQs are reported and praised by couples, and the pool-bar cocktails are all there is for drinks: the bar scores 5.2, with guests wishing for a lively sunset happy hour.
The spa is the best food-and-drink-side story, scoring 9.3 with 55 positive and 3 negative mentions. Guests name their therapists and praise the Rainforest hydrotherapy experience; the complaint is price, above town spas. The file has no spa menu prices, so check them with the hotel. Wellness scores 8.6: yoga classes, private Muay Thai, an aromatherapy workshop, wellness packages and a rainy-day programme. The gym was refurbished per recent guests, though a few still find the kit limited.
Where does Banyan Tree Samui fall short?
Dining range. Restaurants score 6.6 and the bar 5.2. With two main restaurants and no dedicated bar, long stays feel repetitive, and the lack of nearby options sends guests to taxis.
Access. The score is 5.5 (4 positive, 14 negative). Paths are steep, some facilities need stairs, and buggies are the only comfortable way around. HolidayCheck lists the resort as wheelchair accessible, but guests describe a hillside with limited step-free routes.
Location. Location scores 5.8. Guests praise the seclusion, but the airport is 19 km away and town needs a taxi. See the Lamai guide for what lies nearby.
Value. Value scores 6.8, with 18 positive and 22 negative mentions. Entry villas ran from about 18,600 THB (~531 USD) in low season to around 26,000 THB (~743 USD) in high season in the sources checked. Several guests say it is cheaper than Four Seasons or the Maldives, but dining and wine are pricey and a few call the stay overpriced.

Book it if you are:
- a couple or honeymooner who wants a private pool, beach dinners and privacy
- a spa and wellness traveller who will use the Rainforest, yoga and classes
- a guest who values a named villa host above nightlife
- someone comfortable with buggies, steep paths and a hillside

What are the alternatives?
- Anantara Bophut Koh Samui: scores 7.8 too, a 106-room resort next to Fisherman’s Village with its own beach. Walkable, with a kids club and classes, but guests report noisy pools and stairs without lifts. Entry rooms from about 7,400 THB (~211 USD).
- Melia Koh Samui: scores 7.3, a Choeng Mon beach resort 15 minutes from the airport, stronger for families than for quiet, with entry rooms from about 6,000 THB (~171 USD).
